A Guide to HMOs

Houses in multiple occupation (HMOs) form a vital part of the private rented sector, often providing more affordable accommodation for people whose housing options are limited.

However, as HMOs are more complex than standard buy-to-let properties, it is important to understand the planning and licensing requirements that apply so we’ve put together this short guide which provides an overview of what’s involved and how Fleet Mortgages can help.

  • Requirements for HMOs

Making Tax Digital is coming: Get ready now

Do you work for yourself as a sole trader or landlord and turnover more than £50,000? From April 2026 HMRC are introducing a new way to report your income and expenses. This is part of Making Tax Digital (MTD) for Income Tax.

Under MTD, you will be required to:

  • Use recognised software to keep records of your income and expenses
  • Send quarterly updates to HMRC from this software, which aren’t tax returns, just simple summaries of how your business is doing
  • The deadline for paying tax will still be 31 January but MTD means you won’t pay tax quarterly

HMRC will not automatically enrol you, so it is important you familiarise yourself with the timelines and requirements set. You can get ahead by signing up voluntarily on GOV.UK.

If you fail to keep up payments on your mortgage a receiver of rent may be appointed and/or your rental property may be repossessed.
