EWS1 form

In December 2019 RICs, The BSA and UK Finance introduced the external wall fire review process for buildings over 18 metres (approx. 6 stories), as well as some properties below that height, where the external wall systems are comprised of potentially combustible material.

Regrettably this process has not proved to be reliable or robust and as a result Fleet Mortgages are unable lend on any properties where our surveyors find a requirement for an EWS1 form.

Bob Young

Chief Executive Officer

Bob Young, was formerly Managing Director of CHL Mortgages for 10 years having previously operated as its Sales and Marketing Director from 1997. During this period CHL Mortgages transformed from a small, single product lender into a key player in the Buy-to-Let and Specialist Home Loan sectors and became a top twenty lender. Under Bob, CHL Mortgages grew significantly also originating commercial loans.

Previously Bob has worked as a Senior Manager with Black Horse, Abbey National and as a Business Consultant with a variety of blue chip financial services providers in a range of areas from strategy, sales and marketing to operations. Bob’s philosophy is very simple, ‘any idiot can lend money badly and lose money – and lots of people do!’


Sunny Lo

Chief Financial Officer

Sunny spent over 14 years with CHL Mortgages. He has extensive experience at board level in both commercial and operational finance roles having served as Finance Director, Head of Finance, Treasury & Securitisation and Chief Accountant at CHL. Sunny oversees all financial aspects of the business and is responsible for the effectiveness and integrity of Fleet Mortgages’ financial planning, control and reporting.

Sunny was previously Group Financial Controller and Finance Director at Kestrel Holdings, a private equity-backed financial services business. He is ACA qualified and was an auditor with Ernst & Young, Blick Rothenberg and Credito Italiano International.


Mike Lane

Chief Operating Officer

Mike is a Senior Operational/IT Director with wide financial services experience acquired in various cross-company Operational, Change Management and IT roles, spanning a career of 30 years in both Retail and Finance companies. Originally trained in large scale building society banking and lending he moved onto various management operational roles within financial third-party administration.

Having come back into front line operational management, Mike was also at the forefront of implementing technological solutions as IT became more prevalent in the industry. Having completed almost 19 years with CHL, Mike has overall responsibility for IT in both system maintenance and software development.


Jannie Vermeulen

Chief Risk Officer

As a risk professional, Jannie has spent the last 14 years working with credit institutions and consultancy firms in Africa, Europe and the United Kingdom. As a credit analyst, he has played a leading role in the development of risk management solutions for the banking and retail credit markets. During his time in South Africa he worked with three of the four major retail banks and a number of retail credit firms.

Having completed his three-year MBA in 2002 he relocated to the UK. Jannie joined Experian where he led various strategic reviews and risk management projects for UK and European clients. In 2006 he took up a seat in the senior management team of CHL as the Head of Credit Risk.


Philip Tebbatt

Chief Legal & Compliance Officer

Philip is a qualified solicitor and has been the principal of Slater Rhodes, exclusively working for clients in the financial services sector, for seven years. Previously he was a director of So Simple Mortgages Limited, a directly authorised mortgage brokerage.

Philip set up that firm after leaving a top 60 law firm where he had been for 16 years and where he was a full equity partner. Philip has written extensively on mortgage compliance issues, including a regular column in Lending Strategy, and is co-author of Mortgage Regulation for Intermediaries and Butterworth’s Guide to the Financial Services and Markets Act 2000 (2nd edition). Philip joined Fleet Mortgages after working with the management team as an adviser to CHL.

Steve Cox

Chief Commercial Officer

Steve has over 30 years’ experience in financial services, having started out as a mortgage broker in the early 1990’s.

He was Head of Commercial Development with Sesame Bankhall Group for 8 years, prior to joining Hodge Lifetime as Business Development Director in 2016.

In 2019 Steve joined Fleet Mortgages as Distribution Director, and was promoted to Chief Commercial Officer in January 2021.

David Husbands

Sales Manager

Joining Fleet Mortgages at the beginning of 2018, David has over 30 years experience within the industry from working for several banks and insurance companies, allowing him to acquire experience within banking, finance and insurance.

Prior to Fleet, David has enjoyed running a number of successful sales teams, demonstrating that by empowering, trusting and supporting the teams they will deliver outstanding results for our customers and the business.

Louisa Ritchie

Louisa has 25 years experience in the Financial Services industry on the lender, broker, and distribution side. During this time Louisa has built an extensive and trusted network of partners and relationships.

Louisa joined Fleet mortgages in October 2020 as a National Key Account Manager responsible for managing strategic partnerships with our Key Accounts, Networks and Mortgage Clubs.

Louisa says: I love working with the team at Fleet Mortgages. Relationships in this industry are so important to build trust, improve knowledge and increase business, strengthening our presence across the market. Its vital to stay in touch with brokers and key partners to help them prepare and build plans for what the future might hold. 

Wes Regis

Wes has over 15 years’ experience in the financial services sector in a range of roles. He joins Fleet Mortgages from Hodge Bank, where he managed key mortgage distribution account relationships.

Wes’s financial services career to date has revolved around the origination of specialist lending, helping both mortgage brokers and their clients achieve their goals and ensuring great outcomes for our partners and customers. The best part of the job for Wes is the satisfaction he gets from making a difference!

Laura Smith

Marketing Executive

Since joining Fleet in Feb 2016 as a Telephone BDM Laura has enjoyed working with BDMs to deliver the best possible outcomes for their clients’ complex Buy to Let needs. To compliment this, she quickly took on additional activities including marketing responsibilities which contributed to her being promoted to Senior Telephone BDM.

Laura has now taken the next step to make use of this experience and knowledge becoming Fleet’s Marketing Executive where she is working with our business partners to understand their needs, how what we do fits in with them and developing our proposition and brand awareness.

Jess Woodcock

Coming from a creative background, Jess studied Production Design at Birmingham University and went on to work on a number of film and TV sets.

Jess then decided to take a couple of years out to live in New Zealand while travelling around the Eastern side of the world. When back in the UK, she then pursued a career in marketing and is now enjoying communicating Fleet’s ‘making complex buy to let cases simple’ message to Brokers.

Previously a chef, Jason started his career in Property Finance in 2018 as a Trainee Mortgage Consultant and then moved on to become a Case Manager, gaining experience within Buy to Let, Bridging and Commercial finance. He is now using the knowledge he has gained over the years in his role as a Sales Administrator, assisting Brokers and BDMs in whatever they need, taking their inbound inquiries on the phone and on-line and ensuring everything is working smoothly for them in the background.
